TERMS & CONDITION
1 . Vendor has agreed to demise absolutely unto the purchaser all the residue of its interest on all that property known and referred to as parcel of land situated at the area according to fifilled in page
2. Instalment price according to your preferred payment plan and the payment plan structure is with an initial deposit. (Kindly refer to our flflier)
3. That payment shall be made by a direct electronic transfer or cheque by the purchaser into the vendor's account and receipt shall be issued subject to confifirmation
4. In the event of full payment (all charges inclusive: survey, deed of assignment and contract of sales), the purchaser shall be entitled to his/her documents (Deed of assignment, Survey, Letter of Allocation) 30 working days after the completion of the payment.
5. The purchaser(s) shall receive contract of sales, payment receipt and welcome letter, once initial payment is made with submission of KYC (subscription form). It is imperative that all documents are duly signed and sent back to the vendor.
6. In the event of a client terminating his or her subscription, property is retrieved, or similar situation, the administrative charges shall be 1 0% or more;(refer to the Contract of Sales Letter for more info)
7. Any cash given to any agent or marketer by the purchaser on behalf of the vendor shall be at the purchaser's risk.
8. Any request for a preferred location of any unit shall be put in writing and is subject to availability. Kindly note that this can be approved only when complete payment (Inclusive of ancillary fees have been paid).
9. The design and renditions are only meant for promotional purposes and have no legal value. The plans, specififications, images and other details are only indicative and subject to the approval of the concerned authorities and professionals .

7. What do I get after my initial deposit? You get a Welcome letter, Contract of Sales, and an e-receipt for the payment of the initial deposit, once payment has been confifirmed.
8. What are the prices of the residential estate? See attached e-flflyer for the prices of the property
9. What do I get after completing all payments? Once all payments due are completed, you get your receipts, provisional Letter of Allocation upon request, Deed of Assignment as well as survey.
10. What other payments do I need to make apart from the payment of the Land? Development fee and Service charge but only subject to development intent of property bought

11 . What happens if I'm unable to make the instalments as on the monthly schedule once the initial payment is made? A monthly penalty shall be due on the outstanding balance. The flflat fee of 1 0% on the outstanding balance shall be due immediately. ALL MONTHLY INSTALMENTS SHALL BE DUE ON THE SET DAY OF EVERY MONTH ACCORDING TO YOUR SALES OFFER LETTER. 1
12. Can I pay a deposit and pay the balance any time within the duration of the transaction? Every Subscriber/Purchaser is expected to pay an initial deposit as specifified in the e -flflyer. Depending on the payment plan chosen by the subscriber, he/she will be expected to pay a particular sum in installment as specifified in his/her Sales offffer letter and the payment structure attached within the e-flflyer.
13. If I pay outrightly, will I be allocated immediately? Yes; Allocation is done after all required payment has been made
14. What is the payment structure? There must be a monthly commitment above the minimum monthly expectation and all payment should be made on or before the time frame agreed on to avoid extra charges.
15. When would I be allocated to my landed property? You will be allocated to a Unit paid for after completing total cost of your subscribed property.
16. What is Property co-ownership? This a package where more than 1 person own a unit of land, in situation whereby such individual cant afffford to pay for the whole cost of a unit
17 .F or how long can I co-own a property before I decide to resell? 6 months | 1 2 months | 1 8 months
